What is a home measurement or floorplan service?

Floorplan services are just what they sound like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes essential when disputing property taxes or selling a property.

How do measurement services work?

During a home measurement or floorplan service, a certified appraiser takes measurements of your home with a measuring tool — either a tape measure or laser measuring device. As they move around the property, they observe the layout of the rooms and other features, like stairs, patios, and pantries. They may sketch the property. Then, the appraiser types up a report and detailed floorplan showing the total area and the overall layout of the house. The finished report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a measurement or floorplan service necessary?

Real estate taxes

Tax records often reflect incorrect area of a property because the values can come from several sources, and occasionally go unproven — which means you may be paying for more square footage than you actually own! Unless an appraiser has recently completed a valuation on your property (after any renovation that may have affected square footage), you'll need one to perform a measurement service before challenging your taxes. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Selling a home or property

A measuring service will ensure that you're paid fair market value for your home. Square footage is one of the biggest elements potential buyers consider when purchasing a house — but since these values are often estimated rather than properly measured, your home listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price for your property, but possibly even the amount of interested buyers. The only sure method of using a definitive GLA when listing your home or property is to reference a previous appraisal or home measurement service performed by an appraiser (after any updating that might have affected square footage).

For agents

To ensure that your client's home closes at a price that accurately reflects market value, we advise asking for a floorplan service for the property. Clients, and potential buyers, will be grateful for your scrupulousness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a wonderful marketing tool for getting potential buyers interested since they can review the layout and details of the property before and after a tour.
